A transfer of immovable property is charged a flat 5% of the declared transaction value — this is not a progressive tax like income tax, and the rate does not change at any value threshold. Every other registrable document not covered by an ad valorem rate carries a flat Rs 500 duty, regardless of value.

How is stamp/registration duty calculated here?
Registration duty on the transfer of immovable property (a house, land, or other property sale) is a flat 5% of the declared transaction value, per the Registration Duty Act's First Schedule. It applies at the same 5% rate regardless of the value — there is no progressive banding and no rate change at any threshold. Other registrable documents not covered by this ad valorem rate carry a flat Rs 500 duty instead, whatever the value.
Is this really called "stamp duty" in Mauritius?
Mauritius law calls this "registration duty" (Registration Duty Act), administered by the Registrar-General's Department — a separate "Stamp Duty Act" also exists but, in current practice, the registration duty above is what most people mean by "stamp duty" on a Mauritius property transaction, the same way the term is used loosely in many other countries.
What about Land Transfer Tax or first-time-buyer exemptions?
A separate Land Transfer Tax (typically payable by the seller, under the Land (Duties and Taxes) Act) can also apply to a property sale, and the Registration Duty Act contains time-bound, conditional exemptions for certain first-property-acquisition and housing-scheme scenarios. Neither is modelled by this calculator — it computes the standard, non-exempt registration duty only. Always check with the Registrar-General's Department or a notary for a specific transaction.
